Every comp is real and mapped, never made up. Get proof for each determination, backed by 24 CFR 982.507.
Your portal runs the nine-station tenancy approval pipeline. Rent reasonableness — this product — is Station 4 inside it.
Both the rent-bearing apartment comps figure above and the pipeline progress bar count
unassisted, market-rate apartment comparables with a published rent against the same live,
measured multifamily target — the current apartment candidate universe (usable comps plus
non-assisted apartment listings still awaiting a rent), recomputed from the database rather than
fixed at a round number. Single-family rentals, LIHTC units, subsidized/assisted units, and
aggregator-sourced rows are excluded from both. The two figures come from two
independently-maintained tallies (public.v_rr_apartment_headline_norent and
public.v_rr_pipeline_status) that refresh on their own schedules, so they can differ
by a small margin at any given moment; neither blends in single-family or subsidized rows to make
up the difference. Records recovered without a published rent yet are never included in either
figure here.
Select your state and housing authority in the sign-in card. Everything below is computed from HUD VMS utilization data — there is nothing to type and nothing to adjust.
Steps 1–4 are the limited public demo, running on the same live registries your staff would use. The product itself — the rent reasonableness determination, the full case file, RFTAs, inspections, 50058 pre-checks and HAP assembly — lives in your authority’s own portal, scoped to your jurisdiction, your payment standards and your caseload.
Every case moves through the nine tenancy-approval stations with an audit trail a HUD reviewer can follow.
